{"id":1991,"date":"2022-05-31T15:32:59","date_gmt":"2022-05-31T15:32:59","guid":{"rendered":"http:\/\/staging.rvparkiq.com\/industry-insights\/?p=1991"},"modified":"2022-07-11T05:40:51","modified_gmt":"2022-07-11T05:40:51","slug":"new-buyer-closes-on-purchase-of-port-huron-township-rv-park","status":"publish","type":"post","link":"https:\/\/staging.rvparkiq.com\/industry-insights\/?p=1991","title":{"rendered":"New Buyer Closes on Purchase of Port Huron Township RV Park"},"content":{"rendered":"<p><!-- VideographyWP Plugin Message: Automatic video embedding prevented by plugin options. --><br \/>\nNo immediate changes are expected to impact campers at Port Huron Township\u2019s recreational vehicle park this season as the final sale of the property moves forward with a new owner.<\/p>\n<p>The township\u2019s board approved a $2 million purchase agreement with a 90-day due diligence period with Steve Ureel, president and CEO of Rochester-based Parkbridge Investment Group, Inc. in January. And earlier this month, a deed for the purchase of the park, 2301 Water St., to Ureel\u2019s PH RV Resort LLC at $1.7 million was filed with the St. Clair County register of deeds.<\/p>\n<p>However, Ureel said it will be another few months before his plans for the park \u2014 aiming to turn it into a destination campground and glamping site \u2014 became concrete.<\/p>\n<p>\u201cI\u2019m now engaging with an architectural design engineer to define a master plan for the improvements over the next 36 months,\u201d he said in an interview Thursday. \u201cThose improvements will include the phasing in of a new clubhouse, pool, the dog run and pickleball court, kayak and canoe and bike rental services, the addition of 30 to 40 full-service, wooded premium campground sites, as well as eventually the addition over the next 24 to 36 months somewhere between 10 and 20 cabin\/cottage rentals.\u201d<\/p>\n<p>For now, the township park is already welcoming seasonal campers.<\/p>\n<p>Park Manager Diane Goble said as of Thursday they were at least half or nearly two-thirds full. There are 137 sites. She was expecting 25 more campers this weekend.<\/p>\n<p>\u201cIt\u2019s not as busy as normal. But it\u2019s getting there. It\u2019s coming back. But of course, come June 1, a lot of my snowbirds will be back. They kind of put off coming when it\u2019s colder weather,\u201d she said. \u201cSo, they\u2019re waiting for temperatures to get up a little bit. \u2026 We\u2019ll be full as far as my full hook-up sites with water, electric, and sewer. Those sites will all be taken. But I still have some water and electric sites available, so there\u2019s still room for people to come in.\u201d<\/p>\n<p>This year marked her thirteenth overseeing things after being asked to return amid the transition in ownership, and she said she\u2019s hoping for a good season, welcoming back Canadian campers previously restricted from travel during the pandemic.<\/p>\n<p>What upgrades are also needed for the RV park?<br \/>\nThere were plenty of campers in the park Thursday, though not too many people outside amidst the warm but windy weather.<\/p>\n<blockquote><p>We\u2019re hoping to bring back our entertainment and things we use to do. On the schedule, we used to do those things a lot.&#8221;<\/p><\/blockquote>\n<p>Dale Newell was out walking his poodles, Cleo and James. Normally from Sequim, Washington, he arrived with his wife, who\u2019s from Port Huron, in their camper Tuesday.<\/p>\n<p>The township\u2019s park has been a regular stop for six years. When asked about is needed, Newell said he hops to see better roads, adding, \u201cIf you were here this morning, this was a muck mess.\u201d<\/p>\n<p>But he wasn\u2019t sure if he wanted to see things change otherwise.<\/p>\n<p>\u201cThere\u2019s a lot of older people here. I don\u2019t know if the pool is something they want. Where I come from it\u2019s very cold and still cold, but this is a very warm day, as you can see,\u201d Newell said. \u201cI just hope it doesn\u2019t change a whole lot, the price doesn\u2019t go way up. You know, this is a reasonable price.\u201d<\/p>\n<p>Currently, Newell says he pays close to $500 a month, including power and water.<\/p>\n<p>Price was among the things that, Ureel said, is still being worked out in the planning process.<\/p>\n<p><img loading=\"lazy\" class=\"alignnone size-medium wp-image-1992\" src=\"http:\/\/staging.rvparkiq.com\/industry-insights\/wp-content\/uploads\/2022\/05\/f77b42ed-95f5-4b85-9a11-369871891d66-_DSC1616-660x365.png\" alt=\"\" width=\"660\" height=\"365\" \/><\/p>\n<p>Everything else \u2014 the design and amenities \u2014 he called the fun part.<\/p>\n<p>\u201cFor us as a team,\u201d Ureel said. \u201cTo take a property that\u2019s considered a rusty campground and make those changes.\u201d<\/p>\n<p>Goble said she thought some of the improvements that may come with a new owner and renovation, such as upgraded water lines and additional full hookup sites, were \u201cvery much needed\u201d to help \u201cbuild the park up.\u201d<\/p>\n<p>Ureel said he still needs to go through the permitting and approval processes at the local and state level before he also finalizes a timeline for working on the campground. He\u2019s previously said he expected to break ground in 2023.<\/p>\n<p>On Thursday, he said he still wanted to accommodate the existing seasonal U.S. and Canadian campers while adding amenities that\u2019d \u201conly strengthen the long-term\u201d of the park.<\/p>\n<p>Goble had just one other message for visitors.<\/p>\n<p>\u201cWe are here, we\u2019re open and we would like people to stop in and give us a shot, give us a try,\u201d she said. \u201cWe\u2019re hoping to bring back our entertainment and things we use to do.
